Pricing questions, answered
How is the management fee calculated?
Each proposal combines a base monthly management fee with a variable component based on your property — per unit, per square foot or as a share of the budget, whichever fits the property type. The exact figures are set out in your written proposal.
What types of property do you manage?
Plazas and retail centres, office, industrial and mixed-use buildings, and rental buildings that are not registered condominiums.
Do you work with condominium corporations?
Yes, for construction, repair and maintenance services, including landscaping, cleaning and snow removal, which do not require a condominium management licence. Condominium management services, such as collecting common expenses or contracting and paying suppliers on behalf of a corporation, must be provided by a manager holding a licence from the CMRAO (cmrao.ca), and we do not offer them.
Do you find tenants or represent owners at the Landlord and Tenant Board?
No. In Ontario, leasing units on behalf of an owner (finding tenants, showing units or negotiating leases) is trading in real estate and requires registration with the Real Estate Council of Ontario (RECO), and representing an owner before the Landlord and Tenant Board requires a lawyer or a paralegal holding a Law Society of Ontario licence. We work alongside your real estate brokerage and legal advisers and keep the records they need.
Who does electrical, plumbing and gas work?
Contractors holding the required provincial authorizations: electrical contractors with an ESA licence, gas technicians with TSSA certificates and plumbers with a Skilled Trades Ontario certificate of qualification. Smart Pro Management scopes, schedules and oversees the work; it does not perform regulated trade work itself.
Which areas do you serve?
We are based in Oakville and manage properties in Oakville, Burlington, Milton, Mississauga, Brampton, Halton Hills, Toronto and across the Greater Toronto Area.
Can we change packages later?
Yes. The packages are designed so you can start with the scope you need today and add services as your property’s needs change. We discuss any change with you before it takes effect.
What is billed separately?
The work itself — contractor invoices, materials and repairs — as well as professional fees such as legal, engineering or audit work, insurance premiums and utilities. Your proposal lists exactly what is included and what is not.
